What are the payment terms?

We require a 50% deposit to secure your reservation, with the remaining balance due 30 days before your arrival. For bookings made within 30 days of arrival, full payment is required at the time of booking.

What is the cancellation policy?

Cancellations made 60+ days before arrival receive a full refund minus a $100 processing fee. Cancellations 30-59 days before arrival receive a 50% refund. Cancellations less than 30 days before arrival are non-refundable.

What are the check-in and check-out times?

Check-in is at 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out may be available upon request, subject to availability.

Is airport transportation available?

Yes! We can arrange private airport transportation for an additional fee. The drive from San José del Cabo International Airport (SJD) to the resort is approximately 30-45 minutes.

Booking directly with us means no service fees, better communication, and often better rates. Third-party sites typically charge 10-15% in service fees that you can save by booking with us directly. Plus, direct guests can add the Villa La Estancia all-inclusive plan at an exclusive 20% Owner's Discount — something not available through Airbnb, VRBO, or rental agencies.

Is a personal concierge included with the villa?

Yes. Every guest who books Villa #3301 receives a personalized introduction to Eduardo Martinez, our personal concierge who lives in Cabo and works at the resort, at no additional cost. Eduardo arranges transportation to and from the resort, dinner reservations, water activities such as fishing charters, sunset sails and snorkeling, and all area tours and activities. He can also schedule massage and spa treatments — including in-villa massages and resort spa appointments — stock the kitchen and refrigerator with your favorite foods and drinks before you arrive, and coordinate a private chef to prepare meals inside the villa. His service is included in your rental cost and saves you your most valuable asset: time.

Is Villa La Estancia all-inclusive?

Villa La Estancia is not all-inclusive by default. The resort offers an optional all-inclusive food and drink plan that guests can add to their stay. Guests of Villa #3301 who book direct receive an exclusive 20% Owner's Discount on that plan — $127.20 per adult 25+ per day with alcohol, $103.20 non-alcohol, and $51.60 for children 4–12.
